Stay-at-Home Orders and I still Need to Sell My Home! Can I Do It???

As one of the top Realtors in the Centre Region, I am getting a lot of questions from clients and friends about selling their home during the Stay-at-Home order in Pennsylvania. The answer is simply, “Yes, You Can Still Sell Your Home!” In fact, in the last two weeks I have sold two homes, all done virtually using virtual tours and online form. In both, cases, homeowners were willing to use virtual technology to walk the buyers through and allow them to ask questions. I have to say it was great and it really puts a face to both sides and the transactions were very smooth! This produces a 3D tour of your home and floor plans. However, since the Stay-at-Home orders, we are no longer able to enter your home, so now we rely on the homeowners to take images of their home and to produce walk through videos based on our expert instruction manual we provide. Next, we market your home using social media and emails. We can produce special videos using the images the homeowner provides. While we have limitations, we have become creative in ways we show your home and market it to prospective buyers. Once a buyer is interested in your home, they make will make an offer and all paperwork and offers are done electronically. On the two homes I sold all documents were done digitally and we spoke on the phone and or used Google Duo so we could interact face to face. Home inspections now have are delayed past 15 days since inspectors can not enter your home until after the Stay-at-Home order is lifted, but that’s ok because based on your lender, we can lock in your rate typically at no extra cost, plus extend closing dates beyond April 30th. As for the rest we can send documents to all parties electronically and email back and forth as we go through the process which is how we always do business.
